The company is owned by Slade Property Services (Asia) Pte Ltd (“SPS Asia”), a Singaporean private limited real estate advisory company. Both companies were founded by Hugo Slade, a British expatriate who has been operating in Yangon, Myanmar since April 2013.

SPS is a Royal Institution of Chartered Surveyors regulated firm. It is also the first company in Myanmar with multiple employees who are fully qualified members of the Royal Institution of Chartered Surveyors (MRICS) and RICS Registered Valuers.

Residential Sales Manager, Yangon

Job description
  • Support Agency Director as instructed including preparing relevant documentation, or any other tasks as instructed.
  • Source both property listings and enquiries.
  • Daily cold calling to generate both listings and enquiries, (25 calls per day).
  • Handle enquiries from tenants, owners and buyers.
  • Prepare detailed and accurate options list for prospective tenants and buyers.
  • Assist Agency Director with the preparation of proposals and submissions.
  • Conduct property inspections with prospective tenants and buyers.
  • Conduct negotiations with all stakeholders with the aim of agreeing commercial terms.
  • Ensure all elements of the commercial negotiations are documented in writing and agency agreements are signed in accordance with Myanmar law.
  • Ensure both lessor and lessee are kept fully updated as to the status negotiations (in writing).
  • Undertake further inspections and attend meetings to consummate the deal as required.
  • Prepare all relevant lease or sales documentation as required.
  • Manage all negotiations to ensure the deal proceeds smoothly to completion.
  • Complete all invoicing and issue for payment. Chase up outstanding payments periodically.
  • Attend weekly sales meetings regularly and on time.
  • Be aware of the status of all your negotiations.
  • Keep the weekly activity report updated regularly including the next action and the date of the next action.
  • Escalate any issues or problems to the Agency Director immediately.
  • Ensure the creation and population of all electronic files in accordance with company policy, and keep them updated.
  • Keep the database updated at all times and use it for all listings and enquiries.
  • Ensure the electronic diary is used at all times
Remuneration package
  • Holiday – All public holidays, 10 days annual leave after successful completion of 3 months’ probation period, 30 days sick leave in accordance with the labour law, 6 days casual leave, 90 days maternity leave.
  • Travel Allowance for business purposes
  • Salary package to be discussed in an interview
Skills and Competencies
  • Real estate qualification (highly desirable). MRESA Member (highly desirable)
  • Good Knowledge of Microsoft Office.
  • Languages: Myanmar, English (Required) Japanese/Chinese (highly desirable)
  • Ability to complete a lease from contact to signing.
  • Excellent knowledge of the Myanmar Real Estate market.
  • Be able to demonstrate a network of landlords in Yangon as previous or current clients.
